OCR Reports & Compliance

Scope of Services

OCR Reports & Compliance provides visual, non-invasive property condition inspections for residential and multi-family rental properties. Our services include, but are not limited to, Move-In, Move-Out, Routine, Vacancy, Maintenance Walkthroughs, and Pre/Post-Construction Site Walkthroughs, as well as other non-licensed, observational inspections as requested.

These services are not home inspections as defined by the Tennessee Home Inspector Licensing Program and do not include evaluation of structural integrity, electrical, plumbing, or HVAC systems, beyond general visible observations. Our reports are intended for documentation purposes only and are not a substitute for licensed home inspections or code compliance evaluations.

Scheduling & Access

  • Inspections must be scheduled in advance via phone, email, or online request form.

  • Clients are responsible for providing accurate property access details, including gate codes, lockbox combinations, tenant coordination (if applicable), and any relevant entry instructions.

  • Missed appointments or denied access may result in a cancellation fee or re-inspection charge, at the discretion of OCR Reports & Compliance.

Payment Terms

  • Payment is due upon completion of service unless otherwise agreed.

  • Accepted payment methods include those shown on the checkout page.

  • Late payments may incur a $15 administrative fee if unpaid beyond 15 calendar days unless otherwise agreed.

  • Additional fee applied for inspections in extended service areas due to travel distance. Applies to Blount, Campbell, Claiborne, Jefferson, Loudon, and Sevier Counties.
    Rate+$25 per visit

Inspection Reports

  • Reports will be delivered via email in PDF format within 24 - 48 business hours unless otherwise agreed.

  • Rush same-day delivery is available for an additional $25.00 fee.

  • Reports include timestamped photos and a written condition summary based on visual observations only.

Limitations of Liability

  • All inspections are limited to what is visible and accessible at the time of inspection.

  • No warranties or guarantees are expressed or implied regarding the condition, lifespan, or performance of any system or component observed. Clients should consult appropriate licensed professionals for detailed evaluations, repairs, or certifications.

  • OCR Reports & Compliance’s liability is limited to the amount paid for the inspection service.

Use of Reports

  • Inspection reports are the property of the paying client and are not intended for resale or use beyond the agreed purpose.

  • Reports may not be modified or distributed without written consent.

  • OCR Reports & Compliance retains the right to use anonymized data or images for training or quality purposes unless otherwise requested in writing.

Cancellations & Rescheduling

  • Cancellations must be made at least 24 hours in advance.

  • Cancellations within 24 hours or no-shows may result in a $25 cancellation fee.

  • Rescheduling requests will be honored based on availability.

Insurance & Credentials

  • OCR Reports & Compliance is fully insured. A Certificate of Insurance (COI) is available upon request.

  • The company carries general liability and E&O coverage for its inspection services.

Changes to Terms

These Terms & Conditions are subject to change. Updated terms will be posted on our website or provided to clients as part of the service agreement.
