🎯 Purpose
A Deck & Stair Inspection is a visual, non-licensed safety inspection that documents the structural condition, safety, and wear of decks, porches, exterior stairs, and railings. It is used by property managers, landlords, or HOAs to:
Identify potential hazards or deterioration.
Reduce liability risks from falls or injuries.
Determine if repair or replacement is needed before tenant use or resale.
Support documentation for maintenance planning and budgeting.
🗂️ Scope of Inspection
1. General Structure
Deck or porch is level, stable, and free from sagging or visible separation
Posts, beams, and joists are intact and not leaning or warped
No signs of rot, termite damage, or soft spots
Flashing at ledger boards is in place and not pulling away from structure
2. Stair Condition
Treads and risers are:
Even in height and depth
Not cracked, warped, or loose
Staircase does not wobble or shift under pressure
Landings (if applicable) are stable and free of soft spots
3. Railing & Guard Systems
Handrails and guardrails are:
Securely fastened
Between 34”–38” high (standard safety height, unless otherwise specified)
Balusters are evenly spaced and no wider than 4” apart
No rusted or missing bolts, fasteners, or nails
4. Decking Surface
Deck boards:
Are flush and secured (no lifting or warping)
Have no rot, excessive splintering, or water damage
Surface is free of tripping hazards, large gaps, or protruding nails
Paint or sealant is wearing evenly (or noted as due for reapplication)
5. Hardware & Connections
Joist hangers, bolts, and fasteners not rusted or corroded
Structural attachments (to house or other structures) appear secure
No missing or visibly failing hardware
6. Drainage & Environmental Exposure
Water drains away from the structure (no pooling around posts)
No signs of soil erosion at footing areas
Surrounding vegetation is trimmed back from wood members
7. Photos & Documentation
Take clear, labeled photos of:
Connection points, railings, stair treads, and any damage
Wide shots of full structure from multiple angles
Close-ups of any concern areas
