🎯 Purpose & Scope

  • Document the property’s condition before tenant occupancy.

  • Provide a visual record to avoid future disputes about damage.

  • Not a home inspection—purely observational with written/photo documentation.

  • Used for residential units (apartments, duplexes, single-family homes, etc.).

🗂️ Key Inspection Areas

1. Exterior / Entry Area

  • Walkways, driveways, porches clean and undamaged

  • Entry doors functional with proper locks

  • Exterior lighting operable

2. Interior Rooms (Each Room Inspected Individually)

For each space (living room, bedrooms, dining, etc.):

  • Walls/ceilings/floors: damage, stains, holes, cleanliness

  • Windows: glass intact, operable, with screens and locks

  • Light fixtures: functional with working bulbs

  • Outlets and switches: not cracked, tested for power

  • HVAC vents and thermostats: present and clean

3. Kitchen

  • Cabinets and drawers: clean, no damage, operable

  • Appliances: fridge, oven, microwave, dishwasher—check function and cleanliness

  • Sink: no leaks, good water flow, garbage disposal works (if present)

  • Countertops: no cracks, burns, or stains

4. Bathrooms

  • Toilet: flushes properly, no leaks or rocking

  • Sink/shower/tub: water runs, drains properly, no leaks

  • Mirrors and cabinets: intact and clean

  • Exhaust fan works

5. Bedrooms

  • Closet doors functional

  • No personal items left behind

  • Flooring clean and in good shape

6. Laundry Area (if applicable)

  • Washer/dryer connections in good condition

  • Ventilation clear

  • Area clean and dry

7. Garage / Storage Areas

  • Doors open and close properly

  • No exposed nails or hazards

  • Area swept and empty

8. Safety Features

  • Smoke detectors present and functional

  • Carbon monoxide detector (if gas is used)

  • Fire extinguisher (if required)

  • Windows not painted shut (egress compliance)

9. Final Condition Walkthrough

  • Document items that are already worn, aged, or imperfect but acceptable.

  • Record any existing damage with photos and written notes.

  • Review cleaning condition: floors swept, appliances wiped, bathrooms sanitized.
