A Move-Out Inspection is a visual, non-licensed assessment to document the condition of a rental property at the time a tenant vacates. It helps property managers and landlords:
Compare the unitβs current condition to its move-in state.
Identify damages, cleaning issues, or needed repairs.
Provide documentation to support deposit deductions (if any).
ποΈ Scope of Inspection
1. Exterior / Entry Area
Check porch, patio, stairs, and railings for damage or wear.
Ensure outdoor lighting is working.
Note any trash, yard damage, or personal items left behind.
2. Interior Spaces (Room-by-Room)
Each room is assessed for:
Walls: holes, scuffs, dents, writing, or unapproved paint colors.
Floors: carpet stains, torn vinyl, scratched hardwood.
Ceilings: water stains, cracks, or damage.
Windows/Doors: damaged screens, broken locks, cracked glass.
Light Fixtures & Switches: working bulbs, intact covers.
3. Kitchen
Confirm all appliances are clean and functional.
Check cabinets for damage, broken hinges, missing shelves.
Evaluate sink and faucet for leaks or stains.
Look for signs of pest infestation or food debris.
4. Bathrooms
Check toilets, sinks, tubs, and showers for cleanliness and leaks.
Assess mirrors, towel bars, fans, and light fixtures.
Note mildew, caulking issues, or damage to tile or flooring.
5. Bedrooms / Closets
Ensure no personal items remain.
Inspect closet doors, shelving, and light fixtures.
6. Laundry Area
Verify area is clean.
Check for lint buildup, water stains, or venting issues.
Confirm no damage to washer/dryer hookups (if applicable).
7. Garage / Storage Areas
Space is swept clean and empty.
Walls and floors undamaged.
Doors operate correctly.
8. Final Cleanliness
Unit should be broom-clean or better.
Trash removed, no odors present.
Refrigerator and oven cleaned if tenant-supplied.
9. Damage Identification
Clearly mark damage beyond normal wear and tear.
Recommend repairs or cleaning services if needed.
Capture detailed photographs with time/date stamps.
