🎯 Purpose

A Routine Inspection is a regularly scheduled, visual walkthrough designed to:

  • Monitor property condition during tenant occupancy.

  • Identify wear, misuse, safety issues, or unauthorized alterations.

  • Offer early detection of maintenance needs before they become costly repairs.

  • Ensure compliance with lease terms (e.g., occupancy, pets, cleanliness).

This is not a code inspection or a full home inspection, and is intended for use by property management firms, landlords, or HOAs.

🗂️ Scope of Inspection

1. General Condition (All Rooms)

  • Walls, ceilings, floors: stains, cracks, holes, or water damage

  • Lighting and outlets: test basic function, report exposed wires or missing covers

  • Windows and doors: secure, working locks, screens intact

  • Smoke detectors & carbon monoxide detectors: present and unblocked

  • Note odors, signs of pests, or damage from tenant neglect

2. Kitchen

  • Condition of appliances (provided by landlord): clean, damage-free, plugged in

  • Cabinets and drawers: operable, clean, not water damaged

  • Sink area: leaks under sink, clogged drain, loose fixtures

  • Ventilation/fans functional

3. Bathroom(s)

  • Fixtures: toilet flushes, no visible leaks under sink or around base

  • Tub/shower: clean, caulking intact, no water damage

  • Ventilation fan working

  • Check under sinks for mold or musty smell

4. Bedrooms / Living Areas

  • General cleanliness and condition

  • No obvious damage to floors, blinds, or walls

  • No unauthorized pets or visible smoke damage (if lease-restricted)

5. Laundry / Utility Area

  • Washer/dryer area: lint buildup, leaks, utility connections intact

  • Hot water heater visually free of leaks or corrosion

6. Exterior (if included)

  • Walkways, stairs, porch areas clear and in safe condition

  • No visible trash buildup or exterior damage

  • Lawn care condition (if tenant-responsible)
