🎯 Purpose

A Vacancy Inspection is a visual, non-licensed inspection conducted on a vacant property (between tenants, abandoned, or awaiting listing/sale) to:

  • Assess the current condition of an unoccupied unit or home.

  • Detect damage, vandalism, weather-related issues, or unauthorized entry.

  • Confirm property is secure, weatherproof, and ready for next steps (cleaning, repairs, marketing).

  • Provide ongoing documentation for property managers, banks, landlords, or investors.

🗂️ Scope of Inspection

1. Exterior & Security

  • Windows and doors secured with functioning locks

  • No broken windows, screens, or damaged doors

  • Entry points free of forced entry evidence

  • Gates/fences secured and intact

  • Signs of trespassing, squatters, or vandalism

  • Exterior lighting functional (if powered)

2. Yard & Grounds

  • Grass/landscape condition (overgrown, dead vegetation)

  • Trash, debris, or signs of illegal dumping

  • Driveways and walkways free of damage or large obstructions

  • Exterior pest activity (nests, burrows, infestations)

3. Interior Condition (All Rooms)

  • Walls, ceilings, and floors: visible damage, water stains, mold

  • No standing water, excessive moisture, or mildew odors

  • No interior trash, leftover belongings, or biohazards

  • No signs of rodent or insect infestation

  • HVAC vents and thermostats visually inspected

4. Plumbing & Water

  • Check under sinks, around toilets and water heaters for:

    • Active leaks

    • Frozen/burst pipe evidence

    • Dripping or running water

  • Look for water shutoff tags and label condition

5. Utilities Status

  • Note whether power, gas, and water are:

    • On and functional

    • Turned off at meter or shutoff point

  • Visual check for safety (e.g., live wires, exposed gas lines, etc.)

6. Garage / Outbuildings

  • Secure and free from vandalism

  • Dry, clean, and weather-tight

  • No hazardous storage or illegal dumping
